When purchasing real estate, especially for the purposes of permanent or temporary residence, we recommend that you fly to Northern Cyprus for at least a few days to independently see the regions of Northern Cyprus, check the locations of the properties you like, access to infrastructure and other parameters that are important to you.
Don’t be afraid to ask sellers (developers or individual owners) even uncomfortable questions regarding the property.
Ask for a copy of the title. Make sure that the property and land are registered in title to a specific owner.
If you buy a new building, be sure to request permission to build this complex or facility.
Do a Land Registry search to see who the legal owner is, check for a registered sale deed or any possible encumbrances on the property.
In the case of purchasing a property with communal support of the complex (maintenance or aidat of the management company), check the cost and terms of payment for maintenance (the price for maintenance can reach 250 pounds per month).
Refuse to pay the deposit or other fees until you speak with a lawyer about the documents mentioned!!!
Ask the real estate agency to hire a lawyer or find an independent and qualified lawyer yourself who will help resolve all issues that arise in the legal field.
