Buying real estate is easy and fun

What are the title deeds in Northern Cyprus and what are the differences?

Turkish title or title before 1974 held by Turkish Cypriots or foreigners. Due to this, this type of title was never disputed by the Greek Cypriots.

Exchange title (Turkish name Esdeger). The meaning of the exchange title is that the TRNC state gave Turkish Cypriots real estate in Northern Cyprus in exchange for real estate that they owned in Southern Cyprus, but were forced to leave due to the conflict between South and the Northern Part in 1974.

In the early years of the founding of the Turkish Republic of Northern Cyprus, the government gave Turkish Cypriots a certain number of points (depending on the number and size of real estate they owned in Southern Cyprus). Turkish Cypriots exchanged points for real estate in Northern Cyprus, which was previously owned by Greek Cypriots.

Gift title (Turkish name Tahsiz (Tahsiz) or TMD. Such real estate was given to Turks, government officials or the military. As a rule, these were agricultural lands.

It is very important to understand that the legislation of Northern Cyprus does not divide property titles into the above categories. For this reason, you will never find information about a particular type of title on the document itself. Title divisions are a conventional division created by the property market following the case of Apostolides v Orams .
